Service Description

Florida Homestead Help ("the Service") is a service of Leap21 LLC, a Florida limited liability company. We provide property tax savings analysis and filing guidance for Florida homeowners. Our service includes:

• Free property tax savings checks using public records
• Personalized savings reports identifying missing exemptions
• Paid filing kits with pre-filled forms and step-by-step instructions

What We Are Not

We are not a law firm, tax advisor, CPA, or government agency. We provide informational tools and guidance based on publicly available data. We do not file forms on your behalf — you are responsible for reviewing, signing, and submitting any forms to your county property appraiser.

Our savings estimates are based on standard millage rates and may not reflect your exact tax bill. Actual savings depend on your county's final millage rates and your property's specific circumstances.

Data Accuracy

Our analysis uses data from the Florida Department of Revenue's public data portal. While we take care to process this data accurately, we cannot guarantee that the underlying public records are error-free. We recommend verifying your property's exemption status directly with your county property appraiser.

Purchases and Refunds

Filing kits are one-time digital purchases. Payment is processed securely via Stripe and your charge will appear as LEAP21 LLC on your statement.

Digital product — delivered immediately. All sales are final once the pre-filled DR-501 form has been delivered. Because the filing kit is a custom, personalized digital product generated and delivered the moment your payment clears, it cannot be returned, and refunds are not available after delivery. By completing checkout, you acknowledge and agree that you are waiving any statutory right of cancellation that might otherwise apply to digital goods.

Pre-delivery cancellation: if your payment has been received but you have not yet downloaded the form or received the fulfillment email, contact us within 24 hours at [email protected] and we will issue a full refund.

Service-failure refund: if our service fails to deliver as described — for example, the pre-filled form contains material errors that we cannot promptly correct — contact [email protected] within 30 days. We review service-failure refund requests case-by-case in good faith.

Chargebacks: please email us before disputing a charge with your card issuer. We track delivery, IP address, billing address, ToS acceptance, and download/email events for every order, and we will provide this evidence in response to disputes for orders that were successfully delivered.

Eligibility

The Florida Homestead Exemption is available to Florida residents who own and occupy their property as their primary residence as of January 1 of the tax year. You must hold legal or equitable title to the property. Our service helps identify properties that may be eligible — final eligibility is determined by your county property appraiser.

Limitation of Liability

To the maximum extent permitted by law, Leap21 LLC shall not be liable for any indirect, incidental, or consequential damages arising from your use of the Service. Our total liability shall not exceed the amount you paid for the Service.

Changes to Terms

We may update these terms from time to time. Material changes will be posted on this page with an updated date.
